February’s figures reveal increased activity from both buyers and sellers, with notable improvements across key indicators. Here’s a closer look at how the local market performed over the past month.

Our Hockley office branch manager, Jo Barham has released her February housing market data which demonstrates that February brought positive momentum to the SS5 property market, signalling growing confidence ahead of the busy Spring season.


The number of properties available for sale rose modestly from 152 in January to 159 in February, giving buyers slightly more choice. Sales activity saw the most notable improvement, with 44 properties sold in February compared to just 28 the previous month a significant uplift that points to strengthening demand. New instructions also increased, with 66 homes listed for sale versus 57 in January, suggesting more sellers are entering the market.

Price reductions remained broadly stable, edging up slightly from 24 to 27 properties, indicating realistic pricing strategies are still in play.

Overall, the February figures paint an encouraging picture for Hockley and Hullbridge house sellers, with rising stock, stronger sales, and increased listings all acting as positive indicators ahead of what is widely expected to be a busy and active Spring property market.
