Major housing reforms announced in the King’s Speech could mark a significant turning point for homeowners, leaseholders and the wider property market. The Government has confirmed plans to overhaul the leasehold system, introduce stricter cladding remediation measures and improve protections for residents affected by unsafe buildings.
The proposed Commonhold and Leasehold Reform Bill aims to phase out what ministers have described as the “feudal” leasehold system by banning new leasehold flats, capping ground rents and making it easier and more affordable for leaseholders to extend leases or purchase their freeholds. The reforms are intended to provide greater transparency, fairness and long-term security for homeowners.
Alongside leasehold changes, the Government has also committed to accelerating unsafe cladding remediation through new legislation that would force responsible parties, including developers and manufacturers, to contribute towards repair costs and ensure dangerous buildings are addressed more quickly.
These reforms are expected to have a lasting impact on the housing market, restoring confidence among buyers and helping resolve issues that have affected thousands of homeowners across the UK for years. Amos Estates welcomes measures that improve transparency, strengthen consumer protections and create a fairer, safer and more accessible housing market for both current and future homeowners.
